The Fund
The Ludlow Pub Opportunity Fund (Fund) will seek to acquire freehold titled Australian pubs that have been adversely impacted by current economic conditions. The Fund will target a 100% acquisition of each Pub Investment The active private equity Pub Investment approach is aimed at investing in Australian pubs with a price range of between $5 million to $30 million on an 8% to 10% entry yield or “break up” value per pub (combined land, buildings, licence value etc.) after performing stringent due diligence on each target Australian pub.
The Fund will focus on Australian pubs with initial upside through targeted food, beverage and gaming room capital expenditure and/or new gaming software and hardware upgrades.

The Trustee
The objective of the Fund is to provide investors with the opportunity to enter the Freehold going concern pub market with an experienced team and a proven track record.
All investment decisions for the Fund are handled by the Investment Committee, which has been formed to instill a responsible, repeatable, and robust process.

The Investment Manager
Ludlow Hospitality Pty Ltd (Ludlow) is the investment manager for the Fund. The Ludlow management group led by CEO Patrick Coughlan brings together industry professionals with a wealth of experience and knowledge in building a pub portfolio.
They were all founding members of the original Riversdale Group management team and were integral in acquiring and managing that portfolio of hotels. Riversdale became known for being innovative and seeing value where others could not and also unlocking value through “venue within venue” scenarios and maximising the use of all space at each venue to drive revenue.
The team has a proven track record of expertise across Food and Beverage and Gaming as well as takeaway liquor and accommodation. In a challenging economic environment, the ability to analyse a business then add value where needed or indeed execute a complete turnaround in a timely fashion working to a budget and timeline is a unique skill.
The ability to then implement systems and management across a group of venues and build the correct culture and promote teamwork are the cornerstone of any pub management company.
